When do you need as-built drawings?
As-built drawings are required across construction, real estate, and facilities management. The most common situations in the UAE:
- Fit-out planning — Original drawings are unavailable, outdated, or don’t reflect changes made during construction.
- Fit-out handover — A contractor or developer must submit documented as-built records at project completion.
- Renovation works — Accurate site dimensions are needed before design work can begin.
- Property transactions — Current floor plans are needed for due diligence, valuation, or leasing.
- MEP coordination — Electrical, plumbing, and HVAC systems need to be documented in relation to the existing structure.
- Municipality submission — UAE municipalities require as-built documentation for certain permit applications and project closures.
- Facility management — Accurate records are needed for maintenance, extensions, or future construction on an existing property.

As-Built & Approvals
As-built drawings show a building exactly as it was constructed — not how it was originally designed. Dervoss produces scan-based as-built drawings accurate to within +/- 2mm, delivered in PDF, DWG, and Revit format across the UAE, Saudi Arabia, and the wider GCC.
Approval Packs
A complete set of drawings prepared for municipality review. Includes all required views, title blocks, and notations to meet UAE submission standards. We align drawings to correct datums, naming conventions, and sheet logic to minimise resubmissions. Dervoss prepares approval documentation for submission to municipality authorities across all UAE emirates.
You can request deliverables as PDF + CAD-ready files with optional point cloud reference, so the pack remains usable through design development, tendering, and construction.
2D Plans
Accurate 2D floor plans showing room dimensions, wall positions, door and window openings, columns, and structural elements — drawn to scale directly from scan data. Ideal for interior design, space planning, contractor pricing, and MEP coordination.
Where needed, we include room tags, structural grids, and level references so the floor plan set stays fully coordinated with the rest of the as-built package.
Elevations
Internal and external elevations showing wall heights, openings, and surface finishes as they exist on site. Especially valuable for joinery, façade works, stone and metal cladding, and any fit-out scope where the design assumes a level surface that does not exist on site.
Clean, readable elevations that help teams coordinate details, confirm dimensions, and avoid costly revisions during fabrication and installation.
Sections
Cross-sectional drawings revealing the vertical reality of the space: slab steps, ceiling heights, soffits, shafts, and structural offsets. Critical for MEP routing and fit-out constructability, because they show clearances and conflicts that a plan view cannot expose.
With a scan-based section set, architects and engineers can finalise details earlier and reduce surprises during demolition, rerouting, and ceiling closure.
RCP Drawings
Ceiling drawings documenting what is overhead: ceiling layouts, light points, diffusers, returns, access panels, and ceiling heights. Critical for MEP coordination, especially in high-end fit-outs where ceiling coordination drives both aesthetics and performance.
Where approvals or contractor coordination require it, RCPs are prepared as part of a consistent as-built drawing set with shared levels, grids, and references.
Levels & Grids
Floor level data and a structural grid to serve as a consistent reference for all as-built drawings. Every sheet references the same datums, axes, and elevations across disciplines.
Consistent levels and grids make approvals, coordination, and site execution easier. This foundation also supports future works: extensions, refits, and maintenance updates become faster when built on stable project references.
How it works
Four steps from site visit to finished drawings.
1. Site visit & 3D scan
We visit your property and carry out a full 3D laser scan using the Trimble X9. The scanner captures every surface, dimension, and element with millimetre accuracy — with no manual measurements required.
2. Point cloud processing
The scan data is processed into a detailed 3D point cloud — a precise digital record of your space, accurate to within +/- 2mm. This is the foundation all drawings are produced from.
3. Drawing production
Our team produces your as-built drawings directly from the point cloud. This eliminates the measurement errors that occur with manual methods and delivers drawings that reflect what is actually on site.
4. Delivery
You receive drawings in PDF, DWG, and Revit format within 5–7 working days of the site visit. As a benchmark: a 200 sqm space is completed in just 3 days. Point cloud files available on request.
Why Dervoss
Scan-based accuracy
All drawings are produced from 3D laser scan data — not manual measurement — and are accurate to within +/- 2mm. This eliminates cumulative errors in large or complex spaces and delivers drawings that reflect exactly what is on site.
Trimble X9 equipment
We use the Trimble X9 — a professional-grade terrestrial laser scanner that captures millions of data points per second, producing a complete digital record of your property in a single site visit.
UAE & GCC coverage
Our team operates across all UAE emirates — Dubai, Abu Dhabi, Sharjah, and beyond — as well as Saudi Arabia and the wider GCC. We understand local project requirements and municipality standards across the region.
Fast turnaround
Most projects delivered within 5–7 working days. We mobilise on site within 24 hours of a confirmed LPO. Benchmark: a 200 sqm space completed with full 3D and CAD deliverables in just 3 days.

Frequently asked questions
What is the difference between as-built drawings and shop drawings?
Shop drawings are produced before construction and show how something is intended to be built. As-built drawings are produced after construction and show how it was actually built — including any changes made during the construction process. As-built drawings are the authoritative record of the finished building, not the original design intent.
What file formats are as-built drawings typically delivered in?
As-built drawings are most commonly delivered in DWG (AutoCAD) and PDF format. Revit (.RFA / .RVT) files are also standard where a BIM-compatible output is required. For clients who need the underlying scan data, point cloud files in .E57 and .RCP format are available as an optional add-on. Dervoss delivers all three standard formats — PDF, DWG, and Revit — as part of every project.
How long does it take to produce as-built drawings?
Turnaround time depends on the size and complexity of the property. Dervoss delivers within 5 to 7 working days for most projects. Fast-track mobilisation is available within 24 hours of a confirmed LPO. As a benchmark, a 200 sqm space is typically completed with full 3D and CAD deliverables in just 3 days.
Who provides as-built drawing services in Dubai and the UAE?
As-built drawing services in the UAE are provided by specialist survey and documentation companies. Dervoss is a UAE-based provider offering scan-based as-built drawings across all UAE emirates — Dubai, Abu Dhabi, Sharjah, and beyond — as well as Saudi Arabia and the wider GCC. The company uses the Trimble X9 laser scanner and produces drawings in PDF, DWG, and Revit format.
Are as-built drawings required for UAE municipality submissions?
Yes. UAE municipalities require as-built drawings as part of the documentation for certain permit applications, fit-out approvals, and project completion sign-offs. The drawings must meet specific format requirements, including correct title blocks, drawing scales, and notation standards. Dervoss prepares municipality-ready documentation for submission across every UAE emirate.
What is the difference between an as-built survey and as-built drawings?
An as-built survey is the process of measuring a building as it exists on site — capturing dimensions, positions, and levels using survey instruments. As-built drawings are the technical documents produced from those measurements. The two are closely linked: the survey provides the data, and the drawings are the usable output. Dervoss provides both the site survey and the finished drawings as a single service.
How accurate are as-built drawings produced from 3D laser scanning?
As-built drawings from 3D laser scanning are significantly more accurate than those produced by manual measurement. Laser scanning captures millions of data points across an entire space in a single pass. Dervoss drawings are accurate to within +/- 2mm. Manual measurement introduces cumulative errors — particularly in large or complex spaces — because each measurement depends on the previous one. Scan-based drawings eliminate this problem entirely.
What types of buildings can be surveyed for as-built drawings?
As-built drawings can be produced for virtually any type of built environment — including commercial offices, retail units, hotels, residential apartments, warehouses, industrial facilities, and multi-storey buildings. 3D laser scanning is suitable for most building types and produces consistent results regardless of size or complexity.
